Splits apply to the commission SIM REI receives on transactions you close with the brokerage. Transaction count is cumulative — it does not reset. Sales, leases, business sales, and land transactions all count toward your tier.

Position 01
Real Estate Agent.
This is the core agent seat at SIM REI — residential sales, land, and investment work for buyers and sellers across Central Florida. You run your own business and keep the large majority of what you produce from your very first closing, with the broker available when a file needs a second set of eyes. New licensees are welcome if you are ready to prospect; we would rather train someone hungry than inherit someone coasting.
What You’ll Do
Generate and convert your own business — sphere, farm, open houses, past clients, and referrals
List and sell residential property, vacant land, and small investment deals across Lake, Marion, and Sumter counties
Run comparative market analyses and price listings honestly, not optimistically
Guide buyers from first showing through inspection, appraisal, financing, and closing
Write and negotiate contracts, addenda, and repair requests that protect your client
Respond to inbound SIM REI website leads assigned to you, quickly and professionally
Keep your pipeline and files current so nothing slips between contract and close

Position 02
Commercial Real Estate Agent.
This is a production role, not a desk job. You’ll be sourcing your own opportunities, underwriting them properly, and representing owners, tenants, buyers, and sellers through to close. In return you get a broker who actually works commercial deals, real tools, and a split that respects the fact that you brought the business in.
What You’ll Do
Prospect and win commercial listings and buyer/tenant representation assignments across Central Florida
Underwrite deals — rent rolls, NOI, cap rates, comps, and highest-and-best-use analysis
Build and present broker opinions of value, offering memoranda, and marketing packages
Negotiate LOIs, purchase agreements, and commercial leases through inspection, due diligence, and closing
Work business sales and vacant land transactions alongside traditional commercial product
Keep your pipeline, contacts, and activity current so nothing falls through the cracks

An active Florida real estate license — sales associate or broker associate
Commercial transaction experience, or strong residential production plus a real commitment to moving into commercial
Comfort with the numbers: cap rate, NOI, cash-on-cash, and lease economics shouldn’t need explaining
Genuine prospecting discipline — you can build a pipeline from cold, not just work referrals
Straight, professional communication with owners, tenants, attorneys, and lenders
Reliable transportation and the ability to tour properties across Lake, Marion, Sumter, and surrounding counties
Helpful, Not Required
CCIM or SIOR designation, or coursework in progress
An existing owner, investor, or tenant network in Central Florida
Business brokerage or SBA-financed transaction experience
